Project Overview

Wichita Home Works completed this home addition and main floor remodel in Wichita, Kansas for homeowners who wanted to expand the everyday function of their home without moving.

The project added a new main floor living area, laundry room, bathroom, hallway, exterior entry, and improved connection to the existing kitchen and dining space. The addition created more usable square footage while also updating major exterior and interior finishes across the home.

The finished space gives the homeowners a larger family room, better laundry function, a new bathroom with a tiled shower, updated flooring through the addition and existing main floor areas, new windows, new siding, new roof, fresh paint, and more comfortable year-round use through a dedicated mini split system.

The overall result is a traditional-to-transitional home addition that feels bright, practical, and connected to the original house.

The Homeowner’s Vision

The goal was to create a main floor addition that would make the home easier to use day to day. The homeowners wanted a larger family room, a dedicated laundry area, a new bathroom, better access to the side yard, more natural light, and finishes that would blend with the existing home.

The addition needed to work around the current kitchen, dining room, garage access, stairway, backyard, and exterior elevations. It also needed to look like a natural extension of the home rather than a separate add-on.

Wichita Home Works’ in-house design team helped plan the addition layout, family room size, laundry room, bathroom, shower, exterior door placement, window layout, roofline, siding, flooring, paint colors, trim details, built-in storage, and the transition from the existing house into the new space.

The finished plan created a more flexible main level with an open family room, a practical hallway, a new bathroom, a laundry room, a shoe bench area, and updated flooring that carries into the existing home.

Scope of Work

Wichita Home Works coordinated the project from design and demolition through concrete, framing, mechanical systems, exterior finishes, interior finishes, final cleaning, and follow-up work.

The project included:

Demolition and Home Preparation

The project began by preparing the existing home for the new addition. Wichita Home Works removed the existing sliding patio door, selected casing and jamb extensions, the former master bathroom entry door, stair post and railing components, selected windows, gutters, downspouts, siding, soffit, fascia, exterior lighting, and the roofing areas needed for the new tie-in.

Inside the home, flooring was removed in selected main floor areas so the new LVP flooring could tie the remodeled spaces together. Existing openings were adjusted so the new addition could connect cleanly to the kitchen, dining area, hallway, and exterior entry points.

This early phase created the space needed to expand the home and improve the way the main floor flows.

Concrete and Foundation Work

The addition was built on a new concrete slab and footing system. Wichita Home Works coordinated removal of existing patio and breezeway concrete, excavation, footing preparation, steel reinforcement, concrete placement, addition slab work, breezeway concrete, steps, grading, backfill, and cleanup.

The new slab and footing work supported the family room, bathroom, laundry room, hallway, and exterior access areas. This phase was especially important because the addition floor needed to work with the existing home while also managing exterior grade, door height, drainage, and access.

Framing and Addition Construction

The addition was framed with new exterior walls, roof trusses, OSB roof decking, Zip System wall sheathing, window and door openings, and a vaulted ceiling design where possible.

The addition included a large family room, laundry room, hallway, bathroom, shower area, and side entry. The new framing also included a half wall near the dining and stair area, updates to the former master bathroom entry, and a framed-in kitchen window area with blocking for future floating shelves.

The new family room was designed with several large windows to bring in natural light. A sliding patio door and exterior door improved access between the home, side yard, and backyard.

Roofing, Siding, Windows and Gutters

The exterior received a major refresh as part of the addition.

Wichita Home Works installed new roofing on the home and addition, including synthetic felt, drip edge, starter strip, shingles, ridge cap, roof vents, and pipe boots. New siding work included LP SmartSide siding, LP SmartSide fascia, LP SmartSide soffit, corner trim, window trim, and soffit ventilation.

The addition received Weatherbarr Pinacle cream and white new construction windows with nail fins. The window package included large fixed picture windows, double-hung windows, a fixed transom-style window, and an awning-style window. A sliding patio door was added at the addition, and a full-lite exterior door with matte black hardware was installed at the new entry.

New white gutters and downspouts were installed around the home and addition to complete the exterior update.

Family Room Addition

The new family room became the centerpiece of the addition.

Large windows, a vaulted ceiling, new lighting, a ceiling fan, updated flooring, soft wall color, and clean white trim make the space feel open and comfortable. The room adds valuable main floor living space and gives the homeowners a brighter place to relax, gather, and enjoy the backyard view.

The family room connects back to the existing kitchen and dining areas, making the home feel larger and more flexible without losing the comfort of the original layout.

Laundry Room

The new laundry room added a dedicated space for everyday household function.

The laundry area included washer and dryer hookups, electrical for laundry equipment, a dryer vent, upper cabinets, shelving, Pure White painted trim and cabinetry, and Adura Max Sundance Gunstock LVP flooring.

By moving laundry into a more intentional main floor location, the remodel improved convenience and helped the addition serve a practical daily purpose, not just added square footage.

Bathroom and Shower

The addition included a new bathroom with a tiled shower, vanity, toilet, mirror, lighting, accessories, and coordinated finishes.

The shower was built with a Kerdi shower pan, Kerdi curb, tiled shower walls, tiled shower floor, drain assembly, corner shelves, and stainless Delta shower fixtures. The shower floor used Soho Hex Mosaic Matte Cloud Blue tile, while the walls used Sublime Natural 12×24 tile in a 1/3 offset pattern.

The vanity was topped with Cambria Whitendale and a white undermount oval sink. A Delta Lahara stainless faucet, navy blue round mirror, stainless bathroom accessories, and Pure White painted trim completed the space.

The bathroom gives the addition a full-service feel and makes the new family room and laundry area much more functional.

Mechanical, Electrical and Plumbing

Behind the finished spaces, the addition included extensive mechanical coordination.

The electrical scope included outlets, LED puck lighting, ceiling fan wiring, bathroom lighting, bath fan wiring, laundry electrical, exterior lighting, GFCI protection, and new switching layouts.

HVAC work included an LG ducted mini split system with an inverter heat pump and air handler designed to serve the new addition. The system gives the family room, hallway, laundry, and bathroom more independent comfort control.

Plumbing work included replacing the existing water heater with a tankless water heater, tying into the sewer line, roughing in waste lines for the laundry and bathroom, running new supply lines, setting the washer box, vanity faucet, toilet, shower valve, stationary shower head, and hand shower.

These systems helped make the addition comfortable, efficient, and fully functional.

Flooring, Trim and Interior Finishes

The addition and selected existing main floor areas received Adura Max Sundance Gunstock LVP flooring. The flooring created a warm hardwood-look surface while offering durability for daily traffic.

Interior walls in the addition were painted Sherwin-Williams Worldly Gray, while baseboards, casing, window sills, doors, jambs, cabinets, and shelving were painted Sherwin-Williams Pure White. Existing main floor areas were painted and touched up where construction work tied into the home.

Trim carpentry included new baseboards, casing, window sills, door trim, stair half wall trim, and a custom shoe bench with cubbies near the addition hallway. The shoe bench adds useful storage and creates a practical drop zone near the new entry.

Existing Home Updates

This project also refreshed parts of the existing home so the new addition would not feel disconnected.

Wichita Home Works updated flooring through the kitchen, dining room, living room, entryway, and hallway. Exterior siding, soffit, fascia, paint, and gutters were updated around the rest of the home as part of the larger exterior package.

The existing stair railing area was reworked into a half wall, and trim details were stained or painted to coordinate with the existing home and new finishes.

These updates helped the finished project feel like one cohesive remodel instead of a new room attached to an older home.

Design and Finish Details

This project has a transitional style with traditional home character.

The exterior keeps a classic residential look with LP SmartSide siding, white gutters, cream and white window finishes, and a roofline designed to blend with the original house. The addition feels clean and updated without looking out of place.

Inside, the home uses warm wood-look flooring, Worldly Gray walls, Pure White trim, clean cabinetry, a navy mirror accent, stainless bathroom fixtures, and soft tile selections. The family room feels bright and comfortable, while the bathroom adds a subtle spa-inspired touch through the tiled shower and Cloud Blue mosaic floor.

The design is practical, comfortable, and family-friendly. It focuses on usable space, natural light, everyday storage, and a clean transition between old and new areas.

Construction Story

This project began with a clear need for more functional main floor space. The homeowners wanted the home to work better for everyday life, so the addition was designed to add a family room, laundry room, bathroom, hallway, and better exterior access.

The early construction work focused on preparing the existing home, removing old exterior materials, adjusting openings, and building the foundation for the addition. Once the concrete and framing were complete, the new shape of the home began to take form.

The roofline, siding, windows, and doors helped the addition blend into the original home. Inside, the space came together through insulation, drywall, ceiling texture, paint, flooring, trim, bathroom tile, cabinets, plumbing, electrical, and final details.

As the remodel moved into the finishing stage, Wichita Home Works coordinated countertop installation, bathroom fixture placement, trim staining, paint touch-ups, flooring transitions, cabinet details, pocket door adjustments, exterior handrails, and final cleaning.

After the homeowners settled into the space, Wichita Home Works also returned for follow-up refinements, including pocket door adjustment and exterior water-management detailing. These follow-up items are part of making sure a large addition continues to perform well after real-life use begins.

The finished Thurman addition shows how a carefully planned main floor expansion can improve daily comfort, storage, laundry function, bathroom access, natural light, and the overall usefulness of a home.

Project Coordination Highlights

Main Floor Expansion

The addition created a new family room, laundry room, bathroom, hallway, and exterior entry. This gave the home more usable space without requiring the homeowners to leave the location they already liked.

Natural Light and Backyard Connection

Large windows, a sliding patio door, and an exterior entry helped the addition feel open and connected to the outside. The new family room now has a much brighter and more comfortable feel.

Dedicated Laundry and Bathroom Function

Adding a laundry room and bathroom made the new space much more practical. These rooms support everyday living and make the addition feel complete rather than just extra square footage.

Exterior Integration

The roof, siding, fascia, soffit, gutters, windows, and exterior paint were coordinated so the addition would blend with the existing home.

Whole-Home Finish Connection

Updated LVP flooring, trim, paint, siding, and exterior work helped connect the addition to the original home, creating a more cohesive finished result.

The Finished Result

The finished Thurman project created a more comfortable and useful main floor.

The new family room gives the homeowners a bright place to relax and gather. The laundry room improves daily function. The bathroom adds convenience and includes a custom tiled shower. The hallway and shoe bench create a more practical entry experience.
