Scope of Work
Wichita Home Works coordinated the project from demolition and structural work through finish details, exterior completion, touch-ups, warranty-list work, and final closeout.

Demolition and Site Preparation
The project began with removal of the existing deck boards, railing, posts, drain pipe, portions of the previous addition, exterior door, interior and exterior lighting, ceiling joists, windows, framing, drywall, baseboards, casing, flooring, and selected stone from the existing exterior wall. Existing paver stones on the west side of the deck were removed and preserved where possible for the homeowners.
This early phase cleared the way for a more intentional sunroom addition and deck layout.
Concrete, Foundation, and Framing
A new crawl space foundation was built for the addition. The work included excavation, reinforced concrete footings, footing walls, steps, and landings.
The sunroom was framed with new floor joists, exterior walls, ceiling joists, roof decking, Zip System sheathing, LP SmartSide soffit, and fascia. The wall design included multiple double-hung windows, special triangular windows, and fiberglass French doors with clear glass and white grids.
The drawings show a sunroom of approximately 261 square feet, a covered deck of approximately 309 square feet, and an open deck area of approximately 349 square feet.
Roofing, Siding, and Exterior Finishes
The new roof was tied into the existing home and finished with CertainTeed Landmark AR Resawn Shake shingles, matching ridge cap, drip edge, synthetic felt, and related roofing details.
The exterior walls were finished with LP SmartSide textured siding, LP Smart Trim around windows and doors, outside corner trim, soffit, fascia, gutters, and downspouts routed beneath the deck to discharge away from the structure.
The exterior color palette used Marshmallow siding with High Reflective White trim, posts, benches, and lattice. This helped the new addition feel bright, clean, and connected to the existing home.
Deck and Outdoor Living Space
The deck was rebuilt with treated framing, joist tape, TimberTech Natural White Oak composite decking, picture-framed deck boards, TimberTech fascia, AZEK white railing, white handrails, Doug Fir benches, and lattice details.
The covered portion of the deck was framed with Doug Fir posts and beams to create a shaded outdoor living area, while the open deck area remained flexible for seating, plants, grilling, or gathering.

Interior Sunroom Finishes
Inside the sunroom, Wichita Home Works installed insulation, drywall, LVP flooring, wood window returns, casing, poplar baseboards, painted doors and trim, lighting, outlets, and ceiling fan wiring.
The flooring selection was Cali Bamboo Choice Plank Blonde Ale LVP, installed with a transition between the existing kitchen hardwood and the new addition. The walls were painted Sherwin-Williams Bravo Blue, while the ceiling, trim, window casing, door jambs, and doors were finished in High Reflective White.
The result is a cheerful, finished room with strong natural light, clean trim details, and a distinctive blue-and-white interior palette.
